TERMS AND CONDITIONS OF RENTAL
Property: 3 Bedroom Home – Salernes, France (Location Saisonniere)
These Terms and Conditions govern the rental agreement between the owner (the "owner") and the tenant (the "tenant"). By confirming a booking, the tenant agrees to all terms set out below.
1. Booking and Acceptance
A booking is confirmed only upon receipt of the required deposit or full payment and written confirmation from the owner. The owner reserves the right to refuse a booking at their discretion.
2. Payment Terms
A deposit of 25% is required at the time of booking. The balance must be paid no later than 60 days before arrival. Failure to pay the balance on time may result in cancellation of the booking without refund of the deposit.
3. Security Deposit
A security deposit of EUR 1,000 is required prior to arrival. The deposit may be used to cover damage to the property or contents, missing items, or additional cleaning costs. The deposit will be returned within 14 days after departure, subject to inspection. It is understood that any damage worth more than EUR 1,000 must be paid for by the tenant within 30 days.
4. Cancellation Policy
Cancellation by the tenant must be made in writing.
More than 60 days before arrival: The 25% deposit is fwithheld
Between 30 and 60 days: 25% deposit and additional 25% will be withheld.
Less than 30 days: no refund.
If the tenant fails to arrive, no refund will be issued.
5. Cancellation by Owner
In exceptional circumstances, the owner reserves the right to cancel the booking. In such cases, all payments received will be refunded in full. The owner shall not be liable for any additional costs such as travel or alternative accommodation.
6. Check-in and Check-out
Check-in is from 15.00. Check-out is by 10.00am. Early arrival or late departure must be agreed in advance and may incur additional charges.
7. Use of Property
The property is rented for short-term holiday use only. Commercial use, events, or parties are not permitted unless agreed in writing. The tenant agrees to comply with all house rules.
8. Capacity
Maximum occupancy is 6 persons. Exceeding this limit may result in immediate termination of the rental without refund.
9. Insurance
The tenant is strongly advised to obtain travel insurance and personal liability insurance. The owner’s insurance does not cover tenant belongings or tenant liability.
10. Limitation of Liability
The tenant acknowledges that use of the property and its facilities is entirely at their own risk.
The owner shall not be held liable for any injury, illness, accident, or death occurring during the stay.
The owner shall not be responsible for loss, theft, or damage to personal belongings.
The owner shall not be liable for interruptions to services such as electricity, water, or internet.
The tenant accepts full responsibility for themselves and all occupants and must supervise children at all times.
11. Damage
The tenant is responsible for any damage caused during the stay. Costs of repair or replacement may be deducted from the security deposit or charged additionally.
12. Cleaning
The property must be left in a reasonable condition. Additional cleaning fees may apply if the property is left in an excessive state.
13. Force Majeure
The owner shall not be liable for failure to perform obligations due to events beyond their control, including natural events, government restrictions, or utility failures.
14. Complaints
Any issue must be reported immediately during the stay. No compensation will be considered for complaints raised after departure.
15. Governing Law
This agreement is governed by French law. Any disputes shall fall under the jurisdiction of the competent French courts.
16. Acceptance
By confirming the booking, the tenant confirms that they have read, understood, and agree to these Terms and Conditions and the House Rules.
